How we are a step above many Realtors© in selling your home is in the marketing and planning for your home listing.

Here is my 5 week marketing plan to sell your Edmonton home

Week 1 - Prep week

  • Make sure that all the appropriate listing paperwork is signed.
  • LIST PRICE - a home's most valuable marketing tool, is established. I firmly believe that it is better to slightly under price a property at the beginning then to overprice and reduce after 21/30/60 days.
  • It is suggested that you speak with related professionals involved with the sale at this time (lawyer, accountant, etc.).
  • I complete a 'pre marketing' walk through of the property with you to help you design the optimum showing conditions for the property.
  • Professional photographs and RMS measurements taken.
  • Real Property Reports initialized (if not already done).
  • Seller to provide me with a list of 10 things they love most about the property/area. If it sold you on the home, it can sell someone else as well!
  • I start talking about my 'new upcoming listing' on social media - targeting local area.
  • 'FOR SALE' sign goes up at property. This gets buzz going in the community and also gets neighborhood 'looky loos' the chance to snoop before officially listing. Same idea as a 'soft opening' of a store or restaurant.
  • Keysafe is installed with keys for showings.

Week 2 - Live Listing

  • We are LIVE on MLS systems, my website, and all other Realtor websites.
  • Our Sterling Team of 100 Agents receive a  personal text/email regarding the details of your property for their client bases.
  • Welcome package for prospective buyers are brought to the home - includes color printed highlight sheet, a '5 quick facts about the community' extended info sheet, and a small bottled water for buyers to enjoy.
  • Ad campaign on facebook/instagram talking about listing will be posted with link to property.

Week 3 - Communication

  • I check in with Realtors who have shown the property and start compiling feedback on the property regarding price/interest/condition of property.
  • I go back through the MLS system to see if there are any new listings/sales in the area that would influence the sale and/or sale price of your property.
  • We do a 'mail drop' up and down within the 2 blocks around your home with a listing sheet flyer encouraging people to help us 'find their new neighbor'.
  • Blog post is written in advance and posted about the area you are in/ your home specifically. This is a more casual approach that goes into more detail about the 'whys' of this being a good home lifestyle wise, rather than the 'whats' of the basic information of the home.
  • I contact people who I know in the neighborhood to inform them of the property to 'spread the word' should they know anyone in the community who is interested in moving.

Week 4 -Performance and Evaluation

  • Property will continue to be advertised on my personal website, yegishome.ca, raeltor.ca, and all other Realtor personal websites.
  • Blog post is written in advance and posted about the area you are in/ your home specifically. This is a more casual approach that goes into more detail about the 'whys' of this being a good home lifestyle wise, rather than the 'whats' of the basic information of the home.
  • Blog post will also be advertised on social media (Facebok, Instagram, Twitter).
  • Price and conditions of sale will be re-evaluated at this time based on the # of showings and the feedback given by the prospective buyers.

Week 5 - Adjustments and Re-Launch

  • Continued look into all previous marketing measures to see what could be adjusted.
  • Price adjustments  should be made at this time to coincide with the Open House.
  • Public comments for listing would be refreshed to give the listing a 'new look'.
  • An Open House (if desired) would be scheduled to reach out to buyers in a more traditional way.
  • Open House marketing would take place using digital and traditional signage methods.
  • Open House feedback would be collected and shared with the seller for analysis and discussion.
