Prime Edmonton Real Estate - Edmonton Garneau is one of the oldest neighborhoods in all of Edmonton. I am lucky enough to have a new apartment listed for sale in the area, and have absolutely fallen in love with what it can provide people who are wanting to live in the area!
First - the unit itself that I have for sale is turn key ready - which is a nice change of pace from a lot of the units in the area. One of the natural consequences of looking for a condo for sale in an older community like Garneau is that there are a lot of units that need updated. This unit has all the updates - kitchen, lighting, flooring, nice! The other nice this about the unit is that it is in a boutique condo complex that is self managed in a very efficient manner and has had all of the main updates done. And, as a bonus, it even has wifi included in its condo fees!
Living in Garneau affords some amazing lifestyle perks - but for me the highlights are walkability, proximity to the University of Alberta, and being in the hub of the Whyte Avenue Arts and social scene.
Walkability is becoming more and more important for buyers - even those who have their own vehicles - because when it is warm outside the last place we want to be is in our cars! Garneau is amazing for walkability, with everything you need so incredibly close - not more than a 10 minute walk each direction.
For investors or people wanted to live near University of Alberta, Garneau is right there - which means you don't have to wake up at 6am to get to your 8am class. Less time travelling = more time for sleep! Or studying....
And of course, being 2 blocks off of Whyte Avenue is a great space - far enough away to be in a quiet spot but close enough to be right next to the Arts and Entertainment hub of our city!
I encourage you to take a look at Garneau if you are looking for a great area to live that combines reasonably priced properties (think low $200s and up for 2BR condos) with a great lifestyle!
