Edmonton Real Estate Sales Report - November 2014

The Realtors Association of Edmonton (RAE) recently released the Edmonton real estate sales report for the month of November - and it is shows that sales are continuing to trend upwards. Did you know that last month alone over $317 million in Edmonton and area real estate was sold? This is truly an astounding amount given the cooling temperatures, and an increase of over 16% from November of 2013. And this amount is for single family home sales only!

The average Edmonton home sale also rose in November. Single family homes were sold on average for just over $442800. This is an increase of almost 9% over November of last year. That means the average home increased in price $36000 in just 12 months.

Here are some more November sales facts:

  • For those of you interested in Edmonton luxury real estate, there were 15 sales of more than $1 million, and 1 sale of a property over $2 million. For those of you who are looking at getting a bargain, there were 38 properties sold for under $150000. The greatest number of home sales in November occurred in the $250000-$299900 range - there were 123 sales in that particular range.
  • The average single family home price in Edmonton was $442884, an increase of 9% from last year. The average Edmonton condo for sale sold for $255167, which is a 5% increase from last November. The average duplex/rowhouse in Edmonton sold for $381371 in November, an increase in price of almost 10%. The total number of residential properties sold in Edmonton was 1137, edging up by 1.7% from last November.
  • So far in 2014, there have been over 18000 residential home sales worth more than $6.6 billion in the Edmonton area. This is almost $1 billion more in sales than at this time last year
  • There were 1418 new residential listings in Edmonton in November, a 6% increase from last year at this time.
