Prime Edmonton Real Estate - When you start telling your friends, family, and work colleagues that you are buying a home, it seems that they all have an opinion or a story to tell you about what to do, what not to do, or what areas to avoid. How do you take into account their experience when home shopping - or should you at all?

I have actually heard some interesting tips over the years. Most of them I have thrown away, or ran away from immediately, but others ended up sage pieces of advice. Prime Edmonton Real Estate - Just like a first date - the first impressions of an in person home viewing can make a lasting impressions on how you like or don't like a property. There are a few very important things to look for when entering a home that will help guide you to a decision whether it is the home for you!

It is important to be pragmatic, so look for basic 'deal breakers' as soon as you walk in. These could include some of the following:

  • dank and/or bad smells
  • staining on ceiling (caused by water staining)
  • cracks in near windows
  • foundation excessive cracking
  • other non-cosmetic damage that would be a great cost to remedy
  • exposed plumbing/electrical
  • safety hazards

Edmonton New Home Construction

Have you noticed the increase of new home builder continuing their building work in Edmonton's brisk winter weather? It is something that I have noticed happening a lot more frequently over the past few years. First of all, I shiver at the idea of working outside in the cold all day long. In my college days one of the jobs I had to get by was shoveling snow from commercial properties at 4AM after a snowfall. A winter new home build near my home got me to thinking about how building in cold temperatures affects the end product, if it does at all.

Traditionally, home building in Edmonton has been a 3 season job. Once December hits, it becomes a lot tougher to pour foundations and so much of the work that happens after the concrete pours, like framing,

Prime Edmonton Real Estate: Often when we read an advertisement it is important to 'read between the lines' to understand what is really being offered by an advertiser, and real estate listings are no different!

It should be noted right away that there are strict rules that govern what can and can't be said on a home listing description. It must be truthful, and cannot be intended to intentionally mislead or misrepresent the actual features of the home for sale.

Statistics are a tool, and like all other tools, they can be used to help or inadvertently hurt you, especially in high profile purchases like in Edmonton's real estate market. As I discussed in a previous blog, I encourage  my clients to use statistics to better get a feel for the price average in a community, to learn more about a community if they are from out of town, or as a tool in negotiating the price of a home. I also caution my clients in using statistics 'the wrong way'.

Homes sales in Edmonton's neighbor to the south that is lovingly known as L.A. - Leduc, Alberta - continues to grow as the city continues to expand. The city of Leduc is most well known for its proximity to the Edmonton Internationsal Airport and the Leduc #1 oil well, which started the oil boom in the province of Alberta.
